HOW DOES THE APPRAISER PROPERTY VALUE VERIFICATION WORK?
Human appraisers perform actual comparable checks on each property submitted for value verification. If it is determined that the value is reasonable, then the appraiser’s stamp of approval tag is placed on that property and posted to the database as a verified listing. The remarkable thing about it is that everyone viewing that listing will know which certified appraiser reviewed and confirmed the value in question, and the prospective buyer can contact that appraiser the submit an appraisal request, all from the property listing’s page.
HOW MUCH DOES IT COST?
Free listings are available for users who do not wish to have their property’s value verified, i.e., retail sale for example, or if the value/ price ratio does not equal to at least 10 percent. The main idea is this: Every property must have at least 10 percent equity in order to be considered for our appraiser verification service, because there is no point in verifying a property's value if there is no equity involved! To have your property’s value verified by certified appraisers, Bluechiplistings.com charges $15 for a 90 day listing. Your listings will run for 90 days after it has been posted to our site. If you do not cancel your listing, it will remain posted for a total of 180 days with an auto-renewal amount of $35 on the 91st day. During any 90 day period, you are able to delete your listing, modify your listings, i.e., reduce the price, and have it resubmitted for verification at no additional cost. There are discounted rates for longer listing time frames and for bulk listings. And right now, the 90 option is FREE in order to build our database!
WHY ARE THERE SOME LISTINGS THAT SAY UNVERIFIED UNDER THE LAST 3 VALUE COLUMNS?
Properties with "unverified" written in these columns are also tagged as such at the top of each property on its individual page. This means that this property’s value has not been verified by our appraisers for either 2 reasons: (1) The seller chose not to have the property verified, or (2) The property failed the value verification process. The yellow tag at the top of each property page indicates whether the listing HAS not been verified or COULD not be verified.
WHY DO PROPERTY LISTINGS ONLY LAST FOR 90 DAYS?
All property listings are subject to expire after 90 days for two reasons.
(1) For unverified properties: We want to keep fresh listings available for buyers. Sellers are likely to be careless and not delete their own ads after they sell. This causes needless searching by the buyer for properties that are no longer available.
(2) For verified properties: 90 days is the maximum time the comparable sales can be valid on a current appraisal. Since comparables are advertised with these listings, they must be renewed after 90 days in order to maintain their validity and reliability.
